Give Real Estate Teams Local Market Memory That Survives Every Agent Departure

Real estate hyperlocal knowledge — schools, blocks, neighborhood quirks, comp histories — is built over years and lives in senior agents' heads. AI tools used for market analysis see only public data. MemoryLake captures local market memory the team queries.

The problem: local market expertise concentrates in senior agents

The senior agent knows which streets flood. Which schools changed boundaries. Which builders cut corners. The public AI tool gives surface-level neighborhood overviews. When the senior agent leaves, half the firm's market edge goes with them.

A brokerage keeps its comparable sales in an Excel workbook the senior agent maintains, so a newer agent's assistant can answer "what's the lowest comp we can use?". The senior agent rules sales out the way Excel users do: a cell note on the price ("not an arm's-length sale", "as-is after a fire"), a hidden row for a sale that fell through, a hidden sheet for contracts that have not closed. The index reads it the other way round: not one word of the notes reaches it, while the hidden row and the hidden sheet are indexed like the rest. MemoryRouter attaches that text and the assistant offers the fire sale as the lowest comp and a contract price as the top sale. Writing the notes into a column fixes most of it; leaving the ruled-out rows out of the file fixes the rest, but then questions about those sales often get nothing attached.

What you will see

  • One comps workbook (3 cell notes, 1 hidden row, 1 hidden sheet) stored three ways: as saved, with each note written into an "Agent note" column and the hidden parts left out by note_workbook(), and with only the usable comps by usable_workbook(); one project and one boundary each, the assistant is router chat --boundary (gpt-4o-mini, temperature 0)
  • search --types document shows each sheet as the index holds it: 0 words from the cell notes, the hidden row and the hidden sheet both there, in every run; a checker (router messages) shows MemoryRouter attaching the hidden sheet's contracts, 16 times out of 26 under the visible sheet's name
  • Eight questions, 3 answers each, over 10 runs: about ruled-out rows, as saved 0 of 179 right (176 used a ruled-out row as a comp), noted 139 of 172 (the lowest-price question still picks the wrong row, 30 of 30), usable 135 of 135, but 45 times nothing was attached and the model invented an answer; the controls right every time
  • Plus comp and workbook subcommands and a local web UI that shows the sheet as Excel does, with each note's red triangle and the hidden row
